General Meeting – September 2, 2017
M I N U T E S
The meeting could not be called to order at 10:00 because only three board members were present. While waiting for another board member to arrive, Keith Stevens, Strawberry Ridge’s Manager, addressed the residents. He advised residents of the following:
1. Work is planned for the Indoor Pool area, including painting and putting in a bathroom.
2. Main Entry Gate – Someone is continually breaking the gate, not by hitting it with a vehicle, but actually twisting it and breaking it off. It costs $300 every time the gate needs to be replaced. Additional steps are being made to prevent and hold accountable the individual(s) that are doing this. There were questions regarding the timing mechanism on the gate. Keith will check into this to ensure that there is adequate time for vehicles to get through.
3. There are many beautification projects that are being worked on and scheduled.
4. Management wants to implement a communication system so that residents can be notified of important things, such as the water being turned off, emergency preparedness, etc. In order to do this, 90% of the residents need to sign up and give their information. Rose Panella is working with Management on this very important project.
5. The Mulrennan gate is going to be renovated in 2018 with controlled access.
6. Management will be working on 9 driveways that have damage due to tree roots. There is a list of driveways to be repaired and the worst 9 will be done this year (work to start in a few weeks).
Following Mr. Steven’s remarks, President Dee Costoso called the meeting to order at 10:10.

New residents were welcomed.
Business
New Stage Curtains – The Clubhouse stage curtains are very old and need to be replaced. The Board had a company come in to look at what is needed and to give an estimate on replacing the old curtains with new ones. The SRHA would like to buy new curtains if Blair Management is willing to share the cost. Management is also getting estimates. If this can be worked out, the Board will bring this issue to the members for a vote.
Free Monthly Classes – The SRHA has worked out an agreement with The Bridges where they will give one free class a month to residents. The classes will run for approximately one hour. For the months of October-December, the classes will be Chair Dancing, Art with Nature, and Making Greeting Cards. Some classes will be limited to 15 people. The Bridges will supply all the items necessary for the classes.
May Minutes
The minutes of the May meeting were posted on the Blog and the Clubhouse and Activity Center bulletin boards following the May meeting. Additionally, copies were made available on the tables for residents to review. Mazie McMahon briefly reviewed them. Prince Olatunji made a motion to accept the minutes, Mary Kendall seconded it, and the motion carried.
Treasurer’s Report by Rose Panella
The checking account balance at September 1st is $19,858.62. Note: The total of the Legal Fund is $1,602.00 and the Bingo Fund is $2,788.00, making the actual available balance in the checkbook $15,478.62. Norma Torres made a motion to accept the Treasurer’s Report, Mary Kendall seconded it and the motion carried.
Committee Reports:
Rent Committee Report by Norman Loiselle
Norman reported that he has been reviewing last year’s rent notices and other necessary documentation. He asked anyone who would like to work with him on the Committee to see him following the meeting.
Membership Report by Rose Panella
Total members as of September 2nd are 132.
Bingo Report by Dee Costoso
Bingo will start its new season on Wednesday, September 6th. Changes to Bingo include a new Early Bird Special and there will no longer be a Bingo Queen or King. Games will be sold from 5:30 to 6:45PM and the Early Bird game will start at 6:50. All monies received from the selling of the tickets will be given to the game winner(s).
Welcome Report by Mazie McMahon
The Welcome Committee is in the process of visiting/leaving notices for new residents.
RAC Report by Mazie McMahon
RAC met on August 22nd with Mazie McMahon as Acting Chairperson for the meeting. The minutes of the meeting were posted on the AC and CH bulletin boards as well as the RAC blog. Two items were brought to RAC that the Committee would like to discuss with Bob Young at the Quarterly RAC/Management Meeting on September 20th. They are (1) Front Lawn Lights and (2) Outdoor Pool Hours for Children.
Front Lawn Lights – Per the Prospectus, front lawn lights are to be working at night (Management replaces the bulbs when needed). It was noted that there are some homes that don’t have the lights. Since the lights are required, Management needs to look into having them installed. Some residents don’t want their lights on as they don’t want to pay for the cost of the electricity. Sensors can be installed so that the lights will only come one when it is dark. This issue was brought to RAC because it is a safety/security issue. People don’t realize how dark it is between homes when lights are out.
Outdoor Pool Hours for Children – There was discussion regarding the increase of children in the pool which has affected how many residents can use the pool. Due to the changing demographics of individuals moving into the Ridge, the majority of new residents are local which means, for the most part, their families and friends are local, thus, an increase in guests using the pool. It was suggested that year-round, Monday through Friday, children not be allowed in the pool before two or three o’clock. This would not apply on weekends and legal holidays. This change will allow residents the time they need to exercise in the pool, walk the pool, and swim and enjoy the pool without the worry of being splashed or worse, losing their balance and falling. Some residents want to have designated hours and others do not. RAC will continue to look at this issue.

2. October 5th – Golf Cart Clinic outside the AC from 9-1
3. October 7th – Electronic Recycling at the CH from 9-11AM
4. October 10th - Health Fest at the CH 9:30-2:00
5. October 28th – Trash to Treasure at the CH
6. November 23rd – Thanksgiving Dinner at the CH
7. December 25th – Christmas Dinner at the CH
