Strawberry Ridge Homeowners Association
General Meeting – May 6, 2017
M I N U T E S

The Meeting was called to order at 9:56 by President Sharon Hurley.

Board Members Present: Sharon Hurley, Dee Costoso, Rose Panella, Kathy Beck, Mazie McMahon and Margie Hersh
Board Members Absent: Paul Gardner

Keith Stevens, Strawberry Ridge’s new Manager, addressed the residents. He spoke on the strength of community and sense of pride of our homes and Strawberry Ridge as a whole. He advised residents of the following:
1. Prospectus and Rules – he will uphold these. He welcomes everyone to come to him with problems and suggestions; however, they should check to see if they are addressed in the Prospectus/Rules first.
2. A current project being addressed is the air conditioning in the Clubhouse. There’s a lot of work to be done and he asked for everyone’s patience.
3. There are many beautification projects that are being worked on and scheduled.
4. The Clubhouse roof is scheduled to be power washed and painted.
5. The Mulrennan gate is going to be rehabbed, probably similar to the front and Dover gates.
Additionally, Mr. Stevens spoke about the new events form that needs to be submitted to him for approval. Once approved, the event will be put on the calendar of events.

Business
 Holiday Dinners Update – Mary Phillips and Friends have volunteered to do the Thanksgiving and Christmas Dinners so they can take place on the actual holidays.
 Weatherization Assistance Program – President Hurley talked about this program which is being held at the Clubhouse on May 16th. Information about it have been posted on the bulletin boards, the blog and copies were made available to residents attending the meeting.
 SRHA General Meetings Schedule – President Hurley reminded everyone that there will be no General SRHA general meeting in June, July, and August. They will resume monthly starting in September. The coffee and donuts hour will continue on the first Saturday of the month throughout the summer.
 Financial Audit – President Hurley announced that a financial audit of the SRHA as of March 31, 2017 had been conducted and that it was determined to be a clean audit.

April Minutes
The minutes of the April meeting were posted on the Blog and the Clubhouse and Activity Center bulletin boards prior to the May meeting. Additionally, copies were made available on the tables for residents to review. Kathy Beck made a motion to accept the minutes Rose Panella seconded it.

Treasurer’s Report by Rose Panella
The checking account balance at April 1st was $18,689.25. Income for the month was $782.66 and expenses were $299.84 bringing the balance on April 30th to $19,172.07. Note: The total of the Legal Fund and Bingo is $4,252.73, making the actual available balance in the checkbook $14,919.34 as of April 30th.

Membership Report by Rose Panella
Total members as of April 30th are 120.

Bingo Report by Dee Costoso
At the May 3rd Bingo, there was a problem with the machine on one of the games. To make up for this, at the May 10th Bingo, everyone will receive 2 free games on the orange cards. Additionally, the Strawberry Jar will be free through May 31st or until someone wins it.

Welcome Report by Mazie McMahon
The Welcome Committee is up-to-date on visiting/leaving notices for new residents.

RAC Report by Mazie McMahon
RAC met on April 25th and the minutes of the meeting were posted on the AC and CH bulletin boards as well as the RAC blog. Items discussed included: no umbrella bases for the umbrellas at the outdoor pool, the need for additional tables, umbrellas and chairs at the outdoor pool, mosquito spraying, the cleaning of the outdoor pool area and the new traffic pattern across from the main entrance of SR. RAC will be meeting with Bob Young and his management team on May 16th. Items to be presented are: suggestions for the old shuffleboard courts area, solar panels at the outdoor pool, street cleaning, and the status of resurfacing/replacing the tennis and pickle ball courts.

Comments from Board Members
Rose Panella talked about the Files of Life that the SRHA received last month. She is unable to get any information about paying for them. She suggested that the Association make a donation to the Fire Department. Everyone thought this was a good idea. Marty Sullivan made a motion and Celeste DeVito seconded it to give the Fire Department a donation of $100. The motion carried.

REASONS TO JOIN SRHOA: Strawberry Ridge Homeowners Association is the only legal body accepted by The State of Florida to act on behalf of all residents of our park. SRHOA meets regularly with management and negotiates on behalf of all residents. SRHOA constantly evaluates and analyzes ways and means to improve our quality of life. SRHOA retains the services of legal counsel, who assists SRHOA to operate in a legal manner.

SRHA is your watch dog on important items such as; rent increases, changes in Strawberry Ridge rules and regulations, and other services. Should it be deemed that one or more items is improper, SRHA would negotiate, mediate or, if necessary, recommend litigation to protect the residents of Strawberry Ridge.

SRHA is managed by a Board of Directors elected by the voting members and consists of seven Di-rectors including the President, Vice President, Secretary, and Treasurer. Paid membership also gives you the privilege to vote on issues as required. The Board is empowered by law to act on behalf of all members. The board establishes committees to carry out specific duties and programs each year such as:

Welcoming, Entertainment, Finance & Audit, Membership, Rent, RAC (Resident Advisory Council)

SRHOA also sponsors many social events throughout the year. Monthly coffee and donuts, the 4th of July cookout, and other holiday events are FREE to all residents.

SRHA also maintains an office with posted hours when selling tickets for events located in the Activity Center on Strawberry Ridge Blvd.

Remember there is strength in numbers. Membership in SRHA is only $6.00 per year or $15.00 for three years. Our membership runs from April 1st of the current year to March 31st of the following year. This is an inexpensive way to protect your investment.
