2017 April 1 Meeting Minutes

 SRHA GENERAL MEETING MINUTES - April 1, 2017

Strawberry Ridge Homeowners Association, Inc.
General Meeting – April 1, 2017



The Meeting was called to order at 10:00 by President Sharon Hurley.
Board Members Present: Sharon Hurley, Dee Costoso, Rose Panella, Kathy Beck, Mazie McMahon and Margie Hersh
Board Members Absent: Paul Gardner

Two guest speakers from the Hillsborough Sheriff’s Office talked about crime in the surrounding area and ways to help prevent residents from becoming victims. They urged everyone to keep their car doors, all home doors, including screen room doors, and windows locked. Additionally, they will work with the SRHA to schedule a time in the near future to come to the Ridge and register bicycles and golf carts. When Ridge residents are going to be away on vacation, they can submit a “Vacation Request” at the Sheriff’s office and a patrol car will keep an eye on their home.

2017-18 SRHA Board Officers – President Hurley announced that the following were elected as officers of the Board at the March 20th Board Meeting:
 President – Sharon Hurley
 Vice –President – Dee Costoso
 Treasurer – Rose Panella
 Secretary – Mazie McMahon

Business
 New Manager – The new manager, Keith Stevens, has started. He has been invited to speak at the May SRHA meeting on May 6th.
 Change to Holiday Dinners – President Hurley announced that the Thanksgiving and Christmas Dinners will not be held on the day of the holidays for 2017. The reason for this is that it’s become very difficult to get enough volunteers to help with the dinners. Additionally, the demographics of the Park have changed where more and more of the residents are local rather than from out-of-state. These residents have family and friends local and; therefore, spend holidays with them and are not available to help. Board members also have family locally and it’s hard to give up the time necessary to help with the dinners. There were many comments from the residents in attendance. President Hurley stated that if other options became available, the Board would certainly look to change the dinners back to having them on the holidays.
 AED’s – President Hurley announced that the Board has not come to a decision about purchasing 2 AED’s (one at the Clubhouse and one at the Activity Center). The Board is continuing to look at the positives and negatives before making a final decision. Resident Barbara Phillips questioned the purchase of anything over $500 having to be approved by the SRHA. President Hurley said she would review the rules on this.
 Files of Life – President Hurley announced that additional Files of Life have been purchased as well as clips that residents can attach to their homes (can be used for delivery of Toppings and other items). They are available for residents. A supply of each was made available at the meeting for residents to take. Additionally, residents can get them from board members.

March Minutes
The minutes of the March meeting were posted on the Blog and the Clubhouse and Activity Center bulletin boards prior to the April meeting. Additionally, copies were made available on the tables for residents to review. Celeste DiVito made a motion to accept the minutes and Ken Westphal seconded it.

Treasurer’s Report by Rose Panella
The checking account balance at March 1st was $16,504.05. Income for the month was $3,979.91 and expenses were $1,794.71 bringing the balance on March 31st to $18,689.25. The amount of income included the annual allotment of $2,200.00 from Management. The St. Patrick’s Party had a profit of $223.99

Membership Report by Rose Panella
Total members as of March 31, 2017 are 137.
Bingo Report by Dee Costoso
There were a total of 243 players for the month of March. Total monthly receipts were $2,866.00 and monthly payouts were $2,674.50. Bingo will be switching to all paper games. There will be a Bingo planning meeting on Tuesday, 7PM at the Clubhouse to go over the change from hard cards to paper. All volunteers and players are encouraged to attend.

Welcome Report by Mazie McMahon
The Welcome Committee is up-to-date on visiting/leaving notices for new residents.

RAC Report by Mazie McMahon
RAC met on March 28th and the minutes of the meeting were posted on the AC and CH bulletin boards as well as the RAC blog. Items discussed included: what to do with the old shuffleboard courts area, front and Dover gates, replacement of solar panels and the stage curtains. Residents in attendance had the following concerns: not being able to open the sliding glass doors at the CH, no smoke detectors in CH and AC, mosquito spraying, homes not in compliance with carport maintenance and SR being a 55+ community. All of these issues were discussed and/or explained.

Comments from Residents
Questions/concerns from residents included: having signs at all entrances stating that SR is 55+ community, mosquito spraying, and what is being done about having a sex offender living as a resident’s guest. The Board discussed/responded to all of these: (1) it is management’s decision to post signs, (2) residents can call and request mosquito spraying from the County, and (3) under the law, the offender can stay in the community for 30 days.

Adjournment
Mary Phillips made a motion to adjourn the meeting and Carol Felicia seconded it. The meeting adjourned at 11:03AM.

REASONS TO JOIN SRHOA: Strawberry Ridge Homeowners Association is the only legal body accepted by The State of Florida to act on behalf of all residents of our park. SRHOA meets regularly with management and negotiates on behalf of all residents. SRHOA constantly evaluates and analyzes ways and means to improve our quality of life. SRHOA retains the services of legal counsel, who assists SRHOA to operate in a legal manner.

SRHA is your watch dog on important items such as; rent increases, changes in Strawberry Ridge rules and regulations, and other services. Should it be deemed that one or more items is improper, SRHA would negotiate, mediate or, if necessary, recommend litigation to protect the residents of Strawberry Ridge.

SRHA is managed by a Board of Directors elected by the voting members and consists of seven Di-rectors including the President, Vice President, Secretary, and Treasurer. Paid membership also gives you the privilege to vote on issues as required. The Board is empowered by law to act on behalf of all members. The board establishes committees to carry out specific duties and programs each year such as:

Welcoming, Entertainment, Finance & Audit, Membership, Rent, RAC (Resident Advisory Council)

SRHOA also sponsors many social events throughout the year. Monthly coffee and donuts, the 4th of July cookout, and other holiday events are FREE to all residents.

SRHA also maintains an office with posted hours when selling tickets for events located in the Activity Center on Strawberry Ridge Blvd.

Remember there is strength in numbers. Membership in SRHA is only $6.00 per year or $15.00 for three years. Our membership runs from April 1st of the current year to March 31st of the following year. This is an inexpensive way to protect your investment.
